Construction Manager at Risk services for Lake Creek Annex

Reference #26RFP79. Description: THIS SOLICITATION HAS BEEN EXTENDED TO October 22, 2026, at 10:00 AM CST. Pursuant to Chapter 2269 Subchapter F of the Texas Government Code, Williamson County (County) is seeking written proposals from qualified contractors to provide Construction Manager at Risk (CMAR) services for Lake Creek Annex. County intends to utilize the one-step selection process for this solicitation and award. Williamson County purchased the property at 9500 N Lake Creek Parkway from the State of Texas. The County intends to remodel interior areas in the Lake Creek Annex building and improve the existing building envelope to meet current code. This work can be carried out in four phases that can run concurrent or sequential depending on timing, approved design, and permit review. Refer to attached Exhibits for drawings associated with each phase. The goal of bringing in a Construction Manager during the design phase is to conduct a constructability review, consider value added cost savings, and state the Guaranteed Maximum Price for each phase ahead of applying for the Building Permits. CMAR responsibilities include, but are not limited to, the guaranteed maximum price estimate, the Project construction schedule, coordination of building trades on site, quality assurance and overall construction sequencing and the acceptance of all designed work by the County.
