The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: Project Number: 1CA2956 State: California City: Campbell Delineated Area: City Limits of Campbell, CA Minimum Sq. Ft. (ABOA): 39,346 Maximum Sq. Ft. (ABOA): 39,346 Space Type: Office and specialty use Parking Spaces (Total): 29 Parking Spaces (Surface): 0 Parking Spaces (Structured): 29 Parking Spaces (Reserved): 29 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: The building and the offered space must be capable of meeting FSL-II standards and other agency specific security requirements. Proposed site must not be within 640-0 of any facilities identified by ISC as hazardous materials transportation/storage facilities. 1. Hazardous locations include facilities with potential environmental threats (e.g., fuel storage areas, gas stations, chemical manufacturing facilities, and railroad lines transporting hazardous material). 2. Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (e.g., hazardous materials storage sites, water purification centers, above-ground fuel storage, and rail yards). 3. It is preferred that the proposed facility not be located near Low Risk Facilities (e.g., day care centers, senior centers, schools, hospitals, and religious/rehabilitation/social service centers). Proposed facility must not be located within 400- 0 of public defenders, ICE, probation offices, IRS, universities, other businesses, or facilities deemed unacceptable by Tenant Security for safety purposes. This requirement may be waived by Tenant Security if no other facility is deemed acceptable. In those cases, enhanced security requirements may be necessary. Proposed Tenant spaces or facilities within 400- 0 or adjacent to facilities associated with foreign powers identified in Tenant's National Security Threat List, will not be considered. All space must be contiguous, and preferably on the 2nd floor or higher. Space on the first floor will be considered only when no other space is available, or if deemed appropriate by Tenant. First floor spaces require additional security measures. For space in existing buildings, standoff distance must be provided from the curb line or nearest point accessible by a vehicle to the façade of the building to house the Tenant office. Standoff distance is based on FSL. This location is FSL II, therefore standoff is 20'. A mixed-tenant building with public parking within 20-0 of interior perimeter wall will not be considered for a FSL II facility. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Building name and address; Contact information and e-mail address of offerors representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government. The U.S. Government currently occupies office and related space in a building under a lease in Campbell, CA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
